The luxury high-rise condo market of San Francisco is highly specialized and requires unique experience and talent to navigate and perform in. Experience, talent, professionalism and integrity abound in realtor Paul Hwang, principal of Skybox Realty.
Skybox just completed the sale of my condo at the Metropolitan in Rincon Hill. Mr. Hwang’s advice and strategy, together with the flawless execution of his uber talented team leave me with zero hesitation to highly recommend Skybox Realty for your listing.
I am experienced in property transactions. This was my fifteenth in about 30 years. I am quick to pick up on being told what is perceived I want to hear to get my business. Mr. Hwang is a no nonsense straight shooter. He held fast to his assessment of my property and profoundly appreciated its unique attributes beyond that of yet another great luxury condo in the sky. Paul and his team were relentless in making my property show its best. Strong advice not to cut corners here. If you are not a professional interior designer, architectural photographer and marketer you will not do your best without these talents that Skybox exudes. Skybox achieved a record level sale for me because they were relentless at finding the discerning client who truly appreciated and desired the unique attributes of my property. Mr. Hwang is a steady hand tough negotiator with his finger on the pulse of this dynamic specialized real estate market.
If you want to transact in this unique property market, Skybox will get the best results possible for you!

I hired Paul Hwang as the listing agent for my condo at the Infinity in SOMA. Paul is very knowledgeable about the SF real estate market and his professional advice throughout the process (everything from staging to contract negotiations) exceeded my expectations. Paul and his team were very responsive and treated me as if I was Skybox’s only client. It was apparent from my dealings with Paul that he had a genuine interest in identifying what my needs were for the transaction and then meeting them, rather than just making another commission check. In the end, Paul was able to sell my condo for an all-time record high price for a 2 bedroom unit within the building. I would recommend Paul Hwang and Skybox Realty for your real estate needs without hesitation and look forward to working with them again in the future.
Steve C.
Cynthia Kang is a very professional, thorough agent who is a pleasure to work with in every step of the real estate process. Cynthia found the perfect one bedroom unit for us at the Infinity that suited our requirements and needs. She was a great negotiator to get us the best price for the unit as well as satisfy other requirements of the transaction. Cynthia followed up on every step of the transaction as well as after we closed on the property. Cynthia and her team at Skybox Realty helped us to make some nice cosmetic repairs and find a tenant for the unit. She was always responsive, kind and helpful with any issue, no matter how big or small.
We really appreciate Cynthia’s service and are happy to now call her a friend. We highly recommend Cynthia for any of your real estate needs.

I have sold many homes in my life and Paul Hwang is the best I’ve ever dealt with. His advice and responsiveness are unsurpassed. He kept me very informed after every showing (and I had many showings). I was delighted with my ultimate sale and how he handled the transaction. He went above and beyond in every way and his staff did the same creating great marketing brochures to help with my sale–even the sale of my furnishings. I would recommend Paul and his team without reservation.
Becky C.
Paul is indisputably the most experienced broker (sell or buy-side) at the Infinity in San Francisco. And a very good, ballsy price-setter and negotiator. At the end of the day, a broker/salesperson is easy to rate– do they get the deal done on good terms– and so its easy to give Paul top marks everywhere.
My experience with Paul is actually in two stints. When we weren’t able to sell my property one year, he was able to get it rented at a good price for a year, and listed it again on the same terms the following year. So he not only got full price in the end, it wasn’t a financial strain on me in the process.
Steve K.
Paul goes above and beyond to perform for his clients. I chose Paul to represent me in selling my Infinity Sky Residence because I felt confident that he would achieve extraordinary results. Paul delivered and set a record sales price at the Infinity for my unit at $1819 per square feet. As a client, the journey is equally important as the end result. Paul was a true professional, always willing to lend a hand no matter how small the task. I would highly recommend Paul to anyone interested in selling or buying a home.

I worked with Paul to sell and rent out a condo in South Beach. If you want to work with the absolute best, most knowledgeable and honest broker in San Francisco, you need to work with Paul. I have worked with him for years. From end-to-end he will always keep you informed, fight for you and make sure you get the absolute best deal. Paul is also a genuine, down to earth and fun person to be around.
I highly recommend him without any reservation to anyone looking to buy, sell, or rent in San Francisco.
Dave A.
When I decided to start looking for a condo to buy in San Francisco, I didn’t know much about the market. After sitting down with Paul and describing what I thought I wanted (1 or 2 Bdrm, enough space to work from home if I need to, a view, and easy commute south to the valley), he was able to quickly give me the run down of all the relevant neighborhoods and where I could get a good deal. He is especially knowledgeable about the SOMA, South Beach, and Mission Bay Areas.
We then went on a few tours of properties to get a better idea for what I liked and didn’t like. Once Paul got that assessment, he was excellent at prediction which units were worth visiting and which weren’t making the process very time efficient for me. In a few months, we found a perfect unit, and with Paul’s help, we were able to quickly close on an awesome deal (in just a couple days after first seeing the unit). He even helped me through some hiccups at the last minute with the loan financing, and made sure that everything worked out great.
I am now happily living in my new 2Bd/2bth condo in South Beach, and Paul was able to find me such a good deal that I could turn around tomorrow and sell the place for a net profit.Definitely highly recommended.
Connor M.
I was called up mid season by the SF Giants and needed housing immediately. Mia responded quickly and anticipated my needs – she found me a perfect place with a view of the Ball Park/Marina that my wife and I both loved! My commute was literally across the street. That left me more time for batting practice. How did she find me such a great place in such a short amount of time? Amazing. That showed me her current knowledge of the community. I highly recommend you speak with Mia if you are looking for a home in South Beach.
Kensuke T. (Left Fielder, SF Giants)
Paul is a true gem. My fiance and I have worked with many agents but have not met anyone as knowledgeable, patient and thorough as Paul. He truly cares about every client he works with! We got such a great deal on our new condo thanks to Paul’s negotiating power and networking skills. We are definitely using Paul again and recommending him to all our family members and friends.
Terry L (199 New Montgomery Owner)
Mia Takami is the best realtor that I have ever worked with. Let me give you an example of how professional, strategic, and caring she is. I own a restaurant in the SOMA area. I live in Southern California and I travel to SF on a weekly basis. I asked Mia to find me a condo close to the restaurant. Knowing that I was a former professional baseball player, she found me a beautiful condo across the street from AT&T Park. It had a living room view of the stadium. I was elated. She negotiated my offer and we closed shortly after. What a pleasant experience. She took care of everything. How did she know my passion was baseball. Amazing!
Jeremy U. (Founder and CEO, Ozumo SF/Oakland)
I am writing this review to express my strong support and admiration of Paul, one of the Bay Area’s top real estate professionals and hands-down the most knowledgeable and successful in the San Francisco condominium market. I feel privileged to write on behalf of Paul and would welcome the opportunity to speak about him at length. I am currently a partner at a large multi-national law firm and have bought, sold and rented many condominiums in San Francisco for the last 7 years. In my experience as an attorney and a real estate owner, I have encountered and worked with many talented real estate professionals over the years. But I have not met any who are as skilled, honest and well-rounded as Paul. Paul’s unique blend of skill, knowledge and work ethic is so unique that I have often described it with admiration to my friends and colleagues. I have recommended Paul to a number of my friends and colleagues–all of whom were blown away by his incredible service and personality. Everyone who I have recommended to Paul has thanked me extensively for the recommendation.
I could go on and on about how great Paul is, but let me just provide a few concrete examples of why he is the best in the business: (1) Business judgment and honesty: While representing me in the sale of one of my properties, Paul quickly and honestly advised me against selling my property even though it would have made him a large commission. This was due to the state of the market and through his honestly evaluation my own business situation. Paul’s advice was the right thing to do. When it became evident, he provided that advice immediately, without reservation, notwithstanding the fact that it was not in his own best interest. So instead of selling the place, he found me a rentor in less than 2 weeks–free of charge–and he promptly delivered a signed contract to me and 2 months rent up front. I literally had to do nothing. Amazing. (2) Connections: Paul is well-connected in all aspects of the industry. I was discussing a loan with him one time on a property that he did not even represent me on. When he heard the terms of the loan, he quickly advised me to contact a couple other individuals who he thought could beat the terms at the time. As a result of his referral, I got essentially the same loan but with nearly three-quarters of a point shaved off the rate. Unbelievable. Paul also is incredible at matching rentors with the type of property they need. (3) Customer service: Paul always goes the extra mile to serve his customers. Example – he let me and (a number of other clients) basically use his office as a free storage room. I have had furniture in there for the last 5 months. And whenever I need to grab anything, he’ll come to my building and drop off the key for me. (4) Personality: Although he’s very successful and correspondingly busy, Paul is just a cool guy to work with. From the first day I began working with him, I trusted him and it felt like I was working with a friend I knew for years. He’s the kind who is comfortable and credible in the office, but who you could also sit down over a drink and get solid, straightforward advice.
David A.
Paul is hands-down the best broker in SOMA/South Beach.
I have lived in SOMA/South Beach for the past 4 years, know the area well, and was looking to purchase a place here. I personally have done a lot of research and thought I could get a great deal myself. I found Paul and figured I would double-check with the guy who has done the most deals in SOMA/South Beach last year. Good thing I did, Paul took what I thought was a good deal and got me an amazing deal.
My personal philosophy is you know whether you have made money or got a great deal the day you sign the contract. Paul has definitely done that for me. In fact, I have already recommended Paul to my business school friends who are also buying in SOMA/South Beach.
Bottom-line: If you want great deals, contact Paul. You better hurry before my friends and I buy out the area.
Peter W. (Infinity Owner)
Thanks for the hookup Paul!
Benjie Molina
Mia was my agent on the purchase of a multi-million dollar loft unit at Millennium Tower. Mia was extremely knowledgeable, professional, and helpful throughout the process. She really knows the SOMA/Financial District market. She actually saved me quite a bit of money by guiding me lower in my offering price than I thought was possible. I will work with Mia again on my next property purchase or sale.

I’ve had several Realtors in the city, and I have to say that Paul is as good as it gets. I’ve recently purchased a condo in the city with Paul’s help after looking for about three years. After years of searching for my “ideal condo” and doing a lot of research I began to feel like an “expert” particularly because I’ve came across countless of Realtors who knew a lot less about the market and the units/buildings in the city than I did. And then I met Paul.
Not only did he know his stuff, he was straight to the point without any BS, and he was very skilled at negotiating the prices. He was always looking out for our best interest.? He discouraged us from making offers on higher priced properties, when he felt there was a better deal on a lower priced unit elsewhere. When I was looking for a mortgage after we found our place he went way out of his way to make sure we got the best rate. He constantly went above and beyond what you would expect from a Realtor.
Robert K.
I, tipster, will vouch for Paul. I know several people who have used him and the stories they tell are impressive as hell.
I’m told his persona is entirely different from that which he uses here. Low key, not self-promotional, and shoots straight. Certainly doesn’t do that here, but that’s how he treats his clients. Couldn’t ask for a better realtor.
It kills me to say all of that, because I trust almost no Realtor, and I dislike the persona he has on this forum, but everything I hear about him is universally positive. If I were buying in that area, I’d use him in a heartbeat.
tipster (socketsite)
Paul is one of those rare agents who understands that the road to completing a transaction is all about helping the client find the right place. It is not just about price or speed, it is about what is “right” for the client.
Quite frankly, there are a lot of agents who may be professional but how many agents genuinely care about protecting the client’s interest ahead of closing a deal just for the sake of closing a deal. This is the one nuance that is apparent when one first meets paul let alone a year or two into the process. It is about building a life long relationship over many transactions, not just one.
Lastly, integrity is everything. There is not much that needs to be said about this guy’s level of honesty and frankness. It is simple as that and it is not shocking that he gets the referral base that he does.
Janice C.
I was introduced to Paul by a friend who was considering buying real estate in San Francisco. Paul kept me informed on real estate happenings in the city and I really appreciate his candid feedback.
Paul is very familiar with the South Beach neighborhood. If you are interested in buying in this neighborhood, there is no one better to represent you and educate you about the surrounding buildings.
– Familiar with the neighborhood
– Understands and handles the negotiation process very professionally
– knowledgeable about the various markets and buildings
– Paul is not trying to sell you a condo, he’s trying to understand your investment strategy and your purpose for owning a new home. He was really helpful in getting me to think about my own strategy and made everything about real estate easy to understand.
Great working with him and I hope to do more business with Paul in the future.
Lijay S. Infinity Owner
Paul is not only a great real estate expert, but he is a genuine and honest individual. He is extremely personable and has an excellent knowledge of the SOMA/South Beach area.
My wife and I are in the process of purchasing our first home. He made our experience less stressful and enjoyable. Paul really educated us on what makes a home valuable and at the same time he would advise us to pursue a home only if we were comfortable with it.
I really feel that Paul has our best interest in mind when dealing with many of the condo developments in SOMA/South Beach. I highly recommend contacting Paul if you’re interested in finding a property that fits you best at an unbelievable price.
Tim C. (Infinity Owner)
An Infinite amount of stars if I could. Damn he is good, you would not believe the deal he just scored on a new condo in South Beach. This guy is out to grind the hell out of the agent on the other side of the deal.
If he sees any weakness at all he will twist the other guys arm until it breaks off. Do you want the absolute best deal possible on your next purchase? Hire the absolute best representation possible.
On top of that, he will always do the right thing and help you in whatever way he can. Even helping you move furniture in his truck! That’s what I call a full service agent. Mad props to Master P!
Phil R. (Infinity Owner)
As a business and real estate attorney in San Francisco, I admire Paul’s expert advice and professionalism. He definitely adds value, represents his clients’ best interests and earns his commissions.
Paul has provided me with outstanding real estate advice and service since 2004 when I first started looking for a South Beach condo. He generously answered all my questions and shared his knowledge about prices, deals, and the neighborhood. He knew more about the South Beach neighborhood and condo market in SF than any one else I had met. I appreciated that he approached the purchase as an investment.
He has expert knowledge about the market and real estate in general. I couldn’t imagine working with any other kind of real estate broker, but they’re hard to find. He’s been doing this a long time and regularly buys, sells and leases some of the most desirable real estate in the City. At the same time, he is one of the friendliest and most down to earth people you could ever meet.
When it came time to buy a condo in 2007 Paul actually found the unit for me, called me on the phone and said that he thought he’d found the perfect condo for me. He was right, and negotiated an excellent and unheard of deal at a brand new building. Paul saved me thousands upon thousands of dollars on brand new construction.
When it came time to get a loan at a difficult time, he again added tremendous value by recommending and personally introducing me to an excellent lender who locked up my loan in two days with minimal down payment at an amazing rate. This was after I had been working for months with a well regarded mortgage broker who wasn’t getting it done.
To top it off, once I was all moved in, Paul hand delivered a 50 inch flat screen TV and even helped me set it up right there on the spot. That was above and beyond necessary, but he truly appreciates his clients and shows it.
Paul is a great guy who does his absolute best for people. Five star service. Five star knowledge. You can’t go wrong using Paul Hwang and Skybox Realty.
Matt K. (Infinity Owner)
Paul is absolutely awesome!
I’m currently in the process of searching for my first condo in the SOMA/South Beach area, and he has been 100% honest, entirely reliable and extremely diligent throughout the process. Even though I am by no means a “big client” for him, he’s been equally attentive throughout and has spent a ton of time with me.
He’s also very fun and enjoyable to work with! I always enjoy our conferences over coffee.
I would absolutely and without any doubt recommend Paul to everyone!
Agnes D.
Paul kicks butt. He is pro-active, knowledgeable, professional, and honest, not to mention lots of fun to work with. He’ll go the extra mile for you to make you happy. He’s the first person I would turn to if I needed to buy or sell some real estate. Paul ROCKS!!
Candice J.
I would recommend Skybox Realty to anyone looking to buy in San Francisco or elsewhere in the Bay Area. Any realtor can help you sign the papers to close a deal on a condo or house. What separates Paul from all the others is that Paul gives you his honest opinion about a property, even dissuading you from buying something that he himself does not think is a good investment. This quality is really hard to come by in the industry.
Paul worked with us on our condo purchase. He was very patient and explained the condo market to us, looking at lots of units over a period of time. He would show us lots of units but would say quite plainly if he did not think a particular unit was worth buying. We eventually ended up buying a condo and we are very happy with our purchase. When we decided to rent it out, he was also really helpful, drawing on his experience to guide us in setting our asking rent, showing the property, and finding us great tenants.
He always answers our questions ( no matter how basic) and is always very easy to reach, answering our emails and phone calls promptly. He also goes the extra mile, helping out even after his job is done (meeting workmen/contractors, etc).
YJS (Infinity Owner)
Not for the faint of heart … If you are not accustomed to someone who is honest, reliable, professional, diligent and just a genuinely good guy … Paul is not for you.
Oh yeah … if you DON’T want to find the place of your dreams OR DON’T want your place sold … STAY AWAY!!! STOP WASTING HIS TIME!!!
Paul is a lifesaver and will ALWAYS be my “go to” guy when it comes to real estate!
Whattya say Paul … home #4 around the corner?
Mina L.
In my junior year in college in 2002, I spent my summer doing IT consulting at a real estate firm in Sacramento. I got to know many agents, and by the end of the summer, I despised all of them. Most agents I met were uneducated, unprofessional, and extremely arrogant. So when I moved to SF, I was not excited about working with agent.
My entire perception changed after I met Paul.
In 2006, I contacted Paul through craigslist about a rental in south beach. I ended up taking the apartment and have purchased two properties from him since then. Here’s what makes him different than everyone else:
1) He is honest. When I decided to purchase my first condo, we looked at lots of spaces (40+) and instead of trying to sell what ever is in front of me, he helped me understand what makes a “good deal.” He understands that the only way you’re going to be successful long term (in both buyers and sellers markets) is to have integrity and be protect his clients from being screwed.
2) He got me great deals. Paul knows how to negotiate well, and I got great deals on both of my properties. If I had to sell today, I would still make money despite the economic conditions. If you want to make money, Paul will help you find a great deal.
3) He does property management for all of his clients for free. This blew me away. He paid a professional photographer to take pictures of my condo, posted the listing on craigslist, screened all of the parties, and got me top dollar on a one year furnished lease for my rental property.
4) He is always reachable by email and phone. Whenever I had a question Paul would answer his phone and email immediately. I’ve received emails from Paul at 2 am before.
I cannot recommend him enough. I’ve referred three people to him so far and as long he stays in business I will continue to do so. Paul is the only real estate agent I’ve ever met that I like, and he’s made me a lot of equity, found a great tenant who pays his bills every month, is the most trustworthy agent in San Francisco.
Kevin L. (One RIncon Hill Owner)
I worked with paul on selling a home, buying a home, renting the home out, and strategy about the markets and feel he is one of the most trustworthy and honest people in the field.
I like that he is very down to earth . I don’t usually trust salesmen/realtors since their commissions are based on closing deals, but I worked with Paul for a while and never felt any pressure, and often was advised against a property I was excited about which shows that he is in it for the long term and isn’t going to make a deal that he wouldn’t back himself personally.
In addition to knowing the market really well, he is a really hard working and genuinely nice guy who will stretch himself and go out of his way to help out with open houses, helping you move, helping pick up keys, etc.
Hard to believe any negative reviews he may have…
Doug C.
I can’t ask for a better agent…As a first-time homebuyer, Paul made my first homebuying experience incredibly smooth & simple.
Not only did he found me the best deal, he was extremely helpful in finding excellent quality contractors (with very reasonable price) for my place.
Paul is definitely my favorite agent in the bay area!
Linda T. (Metropolitan Owner)
I met Paul while in the process of relocating back to the bay area. It was a a stressful time as it was difficult to find the right place with immediate availability. Paul had extensive knowledge of the SOMA area and worked with me to identify the right neighborhood at the right price.
Paul is a seasoned real estate professional with many connections in the bay area. Working with him was both efficient and fun!
Great experience – great guy!
Suzanne A.
My husband and I had a great experience with Paul, and highly recommend him as a real estate agent for many reasons:
1) Paul is extremely patient , knowledgeable, and professional. Being new to the Bay Area, we did not not know much about areas we wanted to live, school districts, pockets within neighborhoods. For over the period of one year when we weren’t sure where we wanted to live, Paul, without hesitation, still showed us houses in various neighborhoods so that we got a good feel for what we liked and didn’t like.
2) Paul was extremely informative on the school districts. For us, school district was important, and his knowledge of the Peninsula and San Francisco areas and school districts was very insightful and saved us a lot of time in the end.
3) Paul showed us houses that we didn’t know about. Being the discerning propspective buyers that we were, we were always checking out MLS and Craiglist to see what was available. Paul came to us with houses on the market that we didn’t know about (because they were about to come on the market) or were bank foreclosures.
4) Paul saved us a LOT of money in the end. He showed us a bank foreclosure that had a Sale Pending sign on it. He did his research and found it was falling through. He acted quickly, and we were able to purchase this new home of ours for a steal of a deal 5BR, 3BA home, you would never imagine. If it were not for Paul, we would be probably be living in a house half its size.
5) Paul also helped with the little details that we were not aware of as first time home buyers, including advising on our mortgage, home insurance, etc. This was not his role as our real estate agent, but because he wanted to make sure we were comfortable with our purchase, he went above and beyond to make sure he could help when needed.
My husband and I couldn’t be more pleased with Paul’s service know that we have a real estate agent for life.
Stephanie P.
Paul rocks. i bought my first condo earlier this year and let me tell you, dealing with new developments and HOAs is a HUGE pain in the ass not to mention dealing with the stress of everything else that comes with making a large financial commitment. but Paul was a great broker in helping me deal with the mess that is known as buying a place. he’s very attentive to the details, always made himself available for all the condo-related appointments (even offering feedback on the window treatments!) and dealt with my overbearing Taiwanese mom who had his cell on speed dial (hell the man even drove her to neiman marcus one day). and for that, he is a saint. the man knows his stuff and i would highly recommend him to anybody looking for a place especially within the SoMa area.
Cathy L. (Infinity Owner)
Previously I had a very bad experience with a Realtor so I was kind of skeptical of them. But Paul was fantastic! He sold our condo in SOMA and also helped us a rent one for while.
He’s the best! Responsive, resourceful, and very knowledgeable about the market. When we sold the place the market had already started to turn, but he showed the place to many, many people, and sold it within 6 weeks for top dollar. Most of all, though, he’s honest. If he doesn’t think something is a good deal, he’ll tell you. No BS!
I would not hesitate to use him again. In fact I WILL use him again when it comes time to sell the place we have now.
He ROCKS!
Mike M. (Infinity Owner)
Paul has been an extremely helpful agent over past few months while I have been searching for the right condo in the South Beach area. Not only is he knowledgeable about the SOMA/South Beach area, but he has been very considerate of my situation (working with parties overseas) and has not been too pushy like other real estate agents.
When I first started looking for properties in the South Beach area, I found many unhelpful real estate agents. Unlike the other agents, Paul has continually provided honest feedback about different properties. He is able to provide a informed professional opinion to the questions that I ask and is not afraid to say that a certain property would not be a good purchase. Paul has worked with me to see a myriad of different properties so that I could get a feel both for what I wanted and for what the market value of the area looks like. He has also been very prompt to notify me of any prospective properties that I may find of interest, especially if they are going to be a good deal. Additionally, he has been very flexible while working with my personal schedule (even coming over at night to review contracts personally).
Overall my experience working with Paul has been a wonderful one. He is down to earth, honest, and allows you to make decisions at your own pace while keeping you informed with the best information possible. I would and will recommend his services as a real estate agent to anyone I know looking for a place in the SOMA/south beach area.
Michael S. (Infinity Owner)
I am a senior executive and moved from Southern Cal to SF and met Paul through a condo rental ad on Craigslist. He was wonderful to deal with and really helped me during a very stressful time starting a new job and moving to a new city. He negotiated a short-term lease for me, assisted me by storing/moving items in advance of my move and made my life a whole lot easier during the moving process. Paul answered his emails right away, was very professional, and even recommended local places to eat, shop, and find cool furniture. On top of it, he’s just a really nice guy!
I read a bad review on Paul and want to set the record straight. He is highly professional and I would recommend him to any of my friends and family.
Joy J.
I am a senior executive & officer for an online marketing firm based in downtown SF. I’ve learned over the years that while I work hard as a member of Corporate America”, a way to build a secure future for my family is through a diversified portfolio that includes corporate stock investments, commodities and real estate.
Over the years, my real estate holdings have paid me the most, by far.
Paul Hwang is one of the “best and brightest” in the business. I invest in RE projects globally and I’ve had the opportunity to work with the best RE executives in the world, Paul is certainly a leader among leaders in his industry.
Paul is a “NO NONSENSE” individual while remaining professional at all times. He has an innate ability to discern the true players (in my case, a potential buyer) vs. people who will waste my time.
At my level of investment and risk I don’t have time to waste on “fake buyers”…Paul has been consistent at getting the job done on every transaction project he’s worked on for me.
Before meeting Paul I used to work with Agents and say to myself, “it’s a nice person but can they deliver what I need in order to reach my required business goals for this RE project”…since meeting Paul, I have never had to ask that question again!
Paul is not only a professional, but has a deep care for doing what is right for his client, even if it means him earning less money on a particular deal.
The massive size of his business speaks for itself, but after a very recent “big win” in my RE portfolio, I knew I had to let it be known that Paul Hwang is by far the best RE professional in the area. Paul will go the extra mile to get the job done.

I met Paul 2 months ago, was looking for a place as quick as possible in SOMA. I was looking for renting unfurnished, spaces, parking, amenities and so on. During my first 3 days I saw more than fifteen places, all with some major defaults and overpriced ! Then I met Paul by chance and in 1 day he showed me three places, all very amazing, with all I was looking for.
My favorites were rented furnished and he got me a VERY GOOD DEAL for a furnished place. I can go and also say, with all I’ve seen: there were underpriced!
The thing is that I am french, do not have a social security number yet, but needed to move in. All the agents I met before stepped back when I told them that I did not have SSN. Paul trusted me directly and agreed to have a letter signed by my banker to prove my credit!
Among all the agents I met in downtown San Francisco and especially in SOMA., he is the best I met and I very happy to do business with him. He made my move very easy and stressless ! I would definitely recommend you to do business with him!

I bought my first and only condo about nine months ago, and worked with Paul Hwang (Skybox Reality). It’s kind of difficult not to get stressed when you’re plunking down hundreds of thousands of dollars on a condo, but I did feel that Paul really made the process less stressful. He always returned my telephone calls and/or emails as soon as possible, and made all the necessary phone calls to answer any of my gazillion questions. I felt that he was very knowledgeable and trustworthy, and if he didn’t know something about the unit, he’d find the answer for me. I love my condo and I really thank Paul for helping me throughout the whole process. He was always upbeat and I always felt that we could honestly discuss the pros and cons of the places that he showed me. I would definitely recommend him and if I ever decide to sell, I will be giving him a call!

I contacted Paul based off of a craigslist AD for a condo rental in one of the highrise’s in SOMA and also looked at several condos for a potential purchase.
He was prompt in replying to my phone calls/emails. Accommodating when I had to reschedule an appointment at the last minute and very knowledgeable about not just the units/buildings but also about big picture of how the neighborhood is likely to develop around it.
He clearly laid out the pros and cons in a way that made sense.
He was clearly interested in building trust and finding something thats close to what I was looking for rather than angling for a quick sale.
I would recommend working with him any day of the week.

Paul is exactly the kind of person you want to work with – Understands what you’re looking for, doesn’t waste your time, honest, and most importantly – has some of the highest quality properties in the area.

I’m selling my condo with Paul right now, and everything goes pretty well. He replied my emails and phone call promptly. He is probably one of the best agents in SOMA area. If I buy or sell another condo in SOMA, I will for sure go to him again.

Paul is just the best. I’ve worked with him over 3 years now, first to rent out my condo in downtown San Francisco and then to sell it.
Paul rented my condo in record time and at a record price. After renting my place for two years I decided to sell it. Again, Paul closed it in record time and at a GREAT price even in this down market. In both transactions he already had someone in mind to close it from the other end. He’s the guy to go to in downtown SF because he has TONS of contacts!
Since I live out of the area, Paul was great about doing small favors like arranging contractors or doing something himself out of the apartment. Heck, he even helped me move my couch!
I suspect the one bad reviewer on this blog is someone who’s never satisfied – anywhere. The kind of customer that goes into a restaurant and complains complains complains and is VERY demanding. No one can satisfy someone like that.
Paul is THE go to guy in San Francisco. I’ve got two closed transactions to prove it.

My wife and I are retired and live half year in Europe and the other half in US.
We have rented from Paul for the two last winters (06/7 and 07/8) and will probably rent from him again this winter.
We found him to be helpful, responsive, friendly and a very nice guy. He was professional yet very easy to deal with.
We can recommend him to anyone looking to rent or buy in the South Beach area.

Paul Hwang is the most intelligent, aggressive realtor that I know.
A few years ago, my wife and I were looking for our first house in San Francisco. At that time the China Basin area was blowing up, and for whatever reason I was convinced that area was in “the path of growth” for the city and the best place to be. Paul must have shown us 30 or more condos in that area. We loved a lot of the places, but were getting increasingly bummed out about the HOA dues, which felt like it would be just throwing away money.
Paul definitely got that we were interested to not only find a nice place (3+ bedrooms) but also get it in an area with growth potential. Despite really specializing in that whole SOMA / SOuth Beach area, he started sniffing out the rest of the city to find other high potential areas. Eventually he pointed us towards the NOPA (“North of Pan Handle”) area by Alamo Square. The area had been a little dicey historically, but was supposedly up and coming.
He found an awesome Victorian for us, which suited our needs in every way (even if it was a TIC). Alas, there were hoardes of people in there when we checked it out during open house. My wife loved it, and wanted to put in a bid. I felt like it was hopeless – just too many people there.
When it came time to bid, Paul talked us into a bid of $25k less than what we were prepared to offer. We were putting enough cash down, he said, that we would be able to pull it off. Sure enough, we won with the substantially smaller bid. So needless to say, I am a big Paul Hwang fan just for that reason alone (putting $25k in my pocket).
But as we went into this TIC process, Paul also really won us over with his comprehensive knowledge of the legal issues around realty. Because we were going into this purchase with another owner, we had exposure to the other buyer’s realtor as well. As we were going through all the processes around the TIC process, conversion explanations and otherwise – Paul knew infinitely more than this other realtor. It had been my wife and my experience that most realtors that we’d worked with in the past were like this other realtor. Very superficial level understanding of legal issues and just sort of learning on the job.
Paul is a very ambitious realtor who understands how important realtionships are to long-term success, and he really does put his clients’ needs first. I am sure that at our purchase level we were at the low end of his client roster in terms of how much money we would be able to make him. But it felt like we were his most important client, the way he treated us through the process. Highly recommended.

My professional occupation is Finance and let me share with you what I look for in another professional. I look for someone to put their money where their mouth is.
So let me now share with you a couple questions you should ask yourself (or other realtors) when looking at one of the most significant financial decisions you would make in your life.
1. Where does your realtor do his business?
Not only does Paul sell in SOMA. He has his office in SOMA. He doesn’t lease his office space, he purchased 1 of 2 commercial lots at the Metropolitan building. He is betting his entire business on SOMA.
So next time a realtor claims to know SOMA or wants to sell you a really expensive condo there, I’d like you to ask them, “Where is your office? ” or “Why are you renting? Seems kinda temporary to me.” See if they can put their money where their mouth is.
2. Where are you invested?
As a Finance professional, I’ve always questioned if someone tells me that this is such a good deal or it is such a good investment. Then why are they trying to sell it to me? Paul doesn’t only sell condos in SOMA, he is putting his money there with you. Name any of the major buildings (Metropolitan, One Rincon Hill, Infinity etc.) and I will guarantee that Paul is personally invested into those developments as well.
So next time a realtor wants to sell you a real good deal, you should ask them, “Where are you invested?” or “If this deal is so good, why are you not taking it?” Lets see if they can put their money where their mouth is!
hope these thoughts help you make some decisions. I’ve struggled with these decisions a couple times now and have often wondered if I am getting good advice or not.
Again, I challenge you to ask those questions above to any other Realtor (or anyone who tries to sell you something!) and see if they can put their money where their mouth is!

I have worked with Paul Hwang for close to three years now, Initially, I engaged Paul to sell the condo in SOMA, but ultimately decided (with his sage advice) that I would be better off renting it out for the time being. Paul has served as my rental agent — and I have never had a month in two years in which the condo was not occupied. More important, Paul has found excellent renters who have paid a fair price and taken care of my condo as well as I would have myself. But beyond that, Paul has been an absolute pleasure to deal with — a person who clearly cares more about my welfare than money. He has always gone the extra mile to help me, including providing furniture for me when a renter wanted the apartment furnished, helping me store some stuff that I had no room for in my own place, and lending a hand once to help me move a television. I mean how much more can a person ask for. I would recommend Paul without reservation to anyone selling or renting a home, especially in the South of Market area where he has special expertise. Believe me, you will not do better than Paul Hwang. He’s a talented agent and a gentleman besides.
Steve P. (Metropolitan Owner)
As with most reviews on Yelp, everything has at least a 4+ stars but if I could give Skybox Realty 10 stars I would. No joke, Paul is as good as it gets. Over the last 4 years, my family and I bought/sold properties using at least 4 different realtors and none came close to what Paul offers.
The guy is a wealth of knowledge. There’s a reason why he represented over 30+ clients at both the Infinity and One Rincon Hill in 2008.
Here’s a true story about Paul…
In 2006 when the market was HOT in San Francisco, I was seriously interested in a loft on South Beach. After working with the previous 4 realtors, I wanted somebody else to represent me and earn the business. I saw one of Paul’s ad and gave him a call. Next day, I met him and toured the unit with him. I thought it was a good deal and was serious about making an offer.
After viewing it, Paul told me NOT to make an offer. He said it was overpriced and he could find me a better deal. So basically, Paul talked me out of a sales for himself -I respect that! Looking back 2 years, Paul was right.
Not only is Paul one of the best realtors in San Francisco, but he is an overall nice guy. He truly looks out for his clients and that’s why he’ll earn my business from now on. It’s hard to find a realtor that you trust but I’m thankful I already did.
oh in 2008 Paul found the PERFECT place!

Point Blank, Paul is the Ari Gold of Real Estate. (For those who don’t know, tune into President Obama’s favorite show Entourage).
The guy has his client’s back 100%. No doubt, he cares for his clients regardless of a sales check.
Paul represented me and my wife at Infinity so I am speaking with experience and not from what I read on Socketsite. I think we were his first client, as mentioned above?
We liked the guy so much we invited him to our wedding. It’s a shame what i’m reading on this site.

I concur with Mikey (as a buyer). He’s very knowledgeable and personable. Mark Choey was correct that Paul would advise his clients to walk away if he thought it was a bad deal for his clients. If you meet him and work with him, you’ll realize he has his clients best interest.
Timmy (Socketsite)
Paul knows the Bay Area real estate market better than anyone I know. He always has his client’s best interest in mind.

More than $260K over our asking price was more than we could have dreamed of. Thank you, Paul.

Paul, thank you for your impeccable service.

Paul, helped me identify the perfect place to call home and he always went out of his way to accommodate my busy schedule. He really streamlined the entire process.

Paul had a great game plan and is a consummate professional. As a result, we were able to get multiple buyers and top dollar.

We didn’t think we could afford a home in the Bay Area. Paul helped us understand how we could make this a reality and now we’re proud homeowners.
