My experience with Paul is actually in two stints. When we weren’t able to sell my property one year, he was able to get it rented at a good price for a year, and listed it again on the same terms the following year. So he not only got full price in the end, it wasn’t a financial strain on me in the process.
I highly recommend him without any reservation to anyone looking to buy, sell, or rent in San Francisco.
We then went on a few tours of properties to get a better idea for what I liked and didn’t like. Once Paul got that assessment, he was excellent at prediction which units were worth visiting and which weren’t making the process very time efficient for me. I could go on and on about how great Paul is, but let me just provide a few concrete examples of why he is the best in the business: (1) Business judgment and honesty: While representing me in the sale of one of my properties, Paul quickly and honestly advised me against selling my property even though it would have made him a large commission. This was due to the state of the market and through his honestly evaluation my own business situation. Paul’s advice was the right thing to do. When it became evident, he provided that advice immediately, without reservation, notwithstanding the fact that it was not in his own best interest. So instead of selling the place, he found me a rentor in less than 2 weeks–free of charge–and he promptly delivered a signed contract to me and 2 months rent up front. I literally had to do nothing. Amazing. (2) Connections: Paul is well-connected in all aspects of the industry. I was discussing a loan with him one time on a property that he did not even represent me on. When he heard the terms of the loan, he quickly advised me to contact a couple other individuals who he thought could beat the terms at the time. As a result of his referral, I got essentially the same loan but with nearly three-quarters of a point shaved off the rate. Unbelievable. Paul also is incredible at matching rentors with the type of property they need. (3) Customer service: Paul always goes the extra mile to serve his customers. Example – he let me and (a number of other clients) basically use his office as a free storage room. I have had furniture in there for the last 5 months. And whenever I need to grab anything, he’ll come to my building and drop off the key for me. (4) Personality: Although he’s very successful and correspondingly busy, Paul is just a cool guy to work with. From the first day I began working with him, I trusted him and it felt like I was working with a friend I knew for years. He’s the kind who is comfortable and credible in the office, but who you could also sit down over a drink and get solid, straightforward advice.
I have lived in SOMA/South Beach for the past 4 years, know the area well, and was looking to purchase a place here. I personally have done a lot of research and thought I could get a great deal myself. I found Paul and figured I would double-check with the guy who has done the most deals in SOMA/South Beach last year. Good thing I did, Paul took what I thought was a good deal and got me an amazing deal.

Not only did he know his stuff, he was straight to the point without any BS, and he was very skilled at negotiating the prices. He was always looking out for our best interest.? He discouraged us from making offers on higher priced properties, when he felt there was a better deal on a lower priced unit elsewhere. When I was looking for a mortgage after we found our place he went way out of his way to make sure we got the best rate. He constantly went above and beyond what you would expect from a Realtor.
I’m told his persona is entirely different from that which he uses here. Low key, not self-promotional, and shoots straight. Certainly doesn’t do that here, but that’s how he treats his clients. Couldn’t ask for a better realtor.
It kills me to say all of that, because I trust almost no Realtor, and I dislike the persona he has on this forum, but everything I hear about him is universally positive. If I were buying in that area, I’d use him in a heartbeat.
Quite frankly, there are a lot of agents who may be professional but how many agents genuinely care about protecting the client’s interest ahead of closing a deal just for the sake of closing a deal. This is the one nuance that is apparent when one first meets paul let alone a year or two into the process. It is about building a life long relationship over many transactions, not just one.
Lastly, integrity is everything. There is not much that needs to be said about this guy’s level of honesty and frankness. It is simple as that and it is not shocking that he gets the referral base that he does.
Paul is very familiar with the South Beach neighborhood. If you are interested in buying in this neighborhood, there is no one better to represent you and educate you about the surrounding buildings.

My entire perception changed after I met Paul.
In 2006, I contacted Paul through craigslist about a rental in south beach. I ended up taking the apartment and have purchased two properties from him since then. Here’s what makes him different than everyone else:
1) He is honest. When I decided to purchase my first condo, we looked at lots of spaces (40+) and instead of trying to sell what ever is in front of me, he helped me understand what makes a “good deal.” He understands that the only way you’re going to be successful long term (in both buyers and sellers markets) is to have integrity and be protect his clients from being screwed.
2) He got me great deals. Paul knows how to negotiate well, and I got great deals on both of my properties. If I had to sell today, I would still make money despite the economic conditions. If you want to make money, Paul will help you find a great deal.
3) He does property management for all of his clients for free. This blew me away. He paid a professional photographer to take pictures of my condo, posted the listing on craigslist, screened all of the parties, and got me top dollar on a one year furnished lease for my rental property.
4) He is always reachable by email and phone. Whenever I had a question Paul would answer his phone and email immediately. I’ve received emails from Paul at 2 am before.
I cannot recommend him enough. I’ve referred three people to him so far and as long he stays in business I will continue to do so. Paul is the only real estate agent I’ve ever met that I like, and he’s made me a lot of equity, found a great tenant who pays his bills every month, is the most trustworthy agent in San Francisco.

I like that he is very down to earth . I don’t usually trust salesmen/realtors since their commissions are based on closing deals, but I worked with Paul for a while and never felt any pressure, and often was advised against a property I was excited about which shows that he is in it for the long term and isn’t going to make a deal that he wouldn’t back himself personally.
In addition to knowing the market really well, he is a really hard working and genuinely nice guy who will stretch himself and go out of his way to help out with open houses, helping you move, helping pick up keys, etc.

1) Paul is extremely patient , knowledgeable, and professional. Being new to the Bay Area, we did not not know much about areas we wanted to live, school districts, pockets within neighborhoods. For over the period of one year when we weren’t sure where we wanted to live, Paul, without hesitation, still showed us houses in various neighborhoods so that we got a good feel for what we liked and didn’t like.
2) Paul was extremely informative on the school districts. For us, school district was important, and his knowledge of the Peninsula and San Francisco areas and school districts was very insightful and saved us a lot of time in the end.
3) Paul showed us houses that we didn’t know about. Being the discerning propspective buyers that we were, we were always checking out MLS and Craiglist to see what was available. Paul came to us with houses on the market that we didn’t know about (because they were about to come on the market) or were bank foreclosures.
4) Paul saved us a LOT of money in the end. He showed us a bank foreclosure that had a Sale Pending sign on it. He did his research and found it was falling through. He acted quickly, and we were able to purchase this new home of ours for a steal of a deal 5BR, 3BA home, you would never imagine. If it were not for Paul, we would be probably be living in a house half its size.
5) Paul also helped with the little details that we were not aware of as first time home buyers, including advising on our mortgage, home insurance, etc. This was not his role as our real estate agent, but because he wanted to make sure we were comfortable with our purchase, he went above and beyond to make sure he could help when needed.
My husband and I couldn’t be more pleased with Paul’s service know that we have a real estate agent for life.

Paul rented my condo in record time and at a record price. After renting my place for two years I decided to sell it. Again, Paul closed it in record time and at a GREAT price even in this down market. In both transactions he already had someone in mind to close it from the other end. He’s the guy to go to in downtown SF because he has TONS of contacts!
Since I live out of the area, Paul was great about doing small favors like arranging contractors or doing something himself out of the apartment. Heck, he even helped me move my couch!
I suspect the one bad reviewer on this blog is someone who’s never satisfied – anywhere. The kind of customer that goes into a restaurant and complains complains complains and is VERY demanding. No one can satisfy someone like that.

A few years ago, my wife and I were looking for our first house in San Francisco. At that time the China Basin area was blowing up, and for whatever reason I was convinced that area was in “the path of growth” for the city and the best place to be. Paul must have shown us 30 or more condos in that area. We loved a lot of the places, but were getting increasingly bummed out about the HOA dues, which felt like it would be just throwing away money.
Paul definitely got that we were interested to not only find a nice place (3+ bedrooms) but also get it in an area with growth potential. Despite really specializing in that whole SOMA / SOuth Beach area, he started sniffing out the rest of the city to find other high potential areas. Eventually he pointed us towards the NOPA (“North of Pan Handle”) area by Alamo Square. The area had been a little dicey historically, but was supposedly up and coming.
He found an awesome Victorian for us, which suited our needs in every way (even if it was a TIC). Alas, there were hoardes of people in there when we checked it out during open house. My wife loved it, and wanted to put in a bid. I felt like it was hopeless – just too many people there.
When it came time to bid, Paul talked us into a bid of $25k less than what we were prepared to offer. We were putting enough cash down, he said, that we would be able to pull it off. Sure enough, we won with the substantially smaller bid. So needless to say, I am a big Paul Hwang fan just for that reason alone (putting $25k in my pocket).
But as we went into this TIC process, Paul also really won us over with his comprehensive knowledge of the legal issues around realty. Because we were going into this purchase with another owner, we had exposure to the other buyer’s realtor as well. As we were going through all the processes around the TIC process, conversion explanations and otherwise – Paul knew infinitely more than this other realtor. It had been my wife and my experience that most realtors that we’d worked with in the past were like this other realtor. Very superficial level understanding of legal issues and just sort of learning on the job.
Paul is a very ambitious realtor who understands how important realtionships are to long-term success, and he really does put his clients’ needs first. I am sure that at our purchase level we were at the low end of his client roster in terms of how much money we would be able to make him. But it felt like we were his most important client, the way he treated us through the process. Highly recommended.
So let me now share with you a couple questions you should ask yourself (or other realtors) when looking at one of the most significant financial decisions you would make in your life.
1. Where does your realtor do his business?
Not only does Paul sell in SOMA. He has his office in SOMA. He doesn’t lease his office space, he purchased 1 of 2 commercial lots at the Metropolitan building. He is betting his entire business on SOMA.
So next time a realtor claims to know SOMA or wants to sell you a really expensive condo there, I’d like you to ask them, “Where is your office? ” or “Why are you renting? Seems kinda temporary to me.” See if they can put their money where their mouth is.
2. Where are you invested?
As a Finance professional, I’ve always questioned if someone tells me that this is such a good deal or it is such a good investment. Then why are they trying to sell it to me? Paul doesn’t only sell condos in SOMA, he is putting his money there with you. Name any of the major buildings (Metropolitan, One Rincon Hill, Infinity etc.) and I will guarantee that Paul is personally invested into those developments as well.
So next time a realtor wants to sell you a real good deal, you should ask them, “Where are you invested?” or “If this deal is so good, why are you not taking it?” Lets see if they can put their money where their mouth is!
hope these thoughts help you make some decisions. I’ve struggled with these decisions a couple times now and have often wondered if I am getting good advice or not.

Here’s a true story about Paul…
In 2006 when the market was HOT in San Francisco, I was seriously interested in a loft on South Beach. After working with the previous 4 realtors, I wanted somebody else to represent me and earn the business. I saw one of Paul’s ad and gave him a call. Next day, I met him and toured the unit with him. I thought it was a good deal and was serious about making an offer.
After viewing it, Paul told me NOT to make an offer. He said it was overpriced and he could find me a better deal. So basically, Paul talked me out of a sales for himself -I respect that! Looking back 2 years, Paul was right.
Not only is Paul one of the best realtors in San Francisco, but he is an overall nice guy. He truly looks out for his clients and that’s why he’ll earn my business from now on. It’s hard to find a realtor that you trust but I’m thankful I already did.
